A major data centre development may soon be underway in North Lincolnshire, set near the Elsham Wolds Industrial Estate. Clear plans for the potential development are detailed in a pre-application document submitted to the local council. These plans propose a data centre park with the capacity to handle an IT load of up to 1,000MW. It is anticipated there would be the creation of around 1,000 full-time jobs upon completion.

This latest proposal comes in the wake of last year’s approval of the £2.2 billion Humber Tech Park near South Killingholme. Although the completion of this new project at Elsham Wolds may require a more extended period, it promises a considerably more substantial surge in employment opportunities.

Further details of the proposed development are gradually emerging, pending an environmental impact assessment and provisional planning permission. The envisaged site would extend across roughly 180 hectares and host a range of buildings, including office spaces. The height of the proposed data centre structures would stand between 14-23m. An array of plans also includes diesel-powered backup generators, district heating, and agricultural facilities. The potential for on-site energy generation from gas, hydrogen, or fuel cells could reach up to 49.9MW.

Interestingly, the development intends to utilise a waste heat model similar to that implemented at South Killingholme. Under the proposal, this scheme aims to create up to 1,000 jobs depending upon the final configuration of the centre. It is anticipated the construction would span over a decade.

This project perfectly falls into North Lincolnshire Council’s recent push for the region to be designated as an ‘AI Growth Zone’. The council believes this would attract £15 billion worth of private investments, contributing to a significant boost in AI processing capacity in the region.
