Plans lodged for up to 130 homes on edge of Woodhall Spa

Plans have been lodged for up to 130 homes on the edge of Woodhall Spa. The proposal has been submitted to East Lindsey District Council by Abbey Farming and relates to land off Tattershall Road. Planning documents show that 52 of the homes would be classed as affordable housing, making up a significant part of the overall scheme. As well as new housing, the plans include a play area for residents and open space within the development. A new road junction from Tattershall Road is proposed to serve the site, while documents also refer to a footpath along the western side of the land. The application papers state that every property would have an electric vehicle charging point and that cycle storage would also be provided. Supporting material submitted as part of the scheme says a travel plan has been prepared by TPS Transport Consultants. According to the documents, future residents would be able to use public transport links to reach destinations including Boston and Lincoln. The submitted material sets out the applicant's case for the development and describes how the site would be laid out and accessed if permission is granted. No decision has yet been made on the application. It will now go through East Lindsey District Council's usual planning process, during which the authority will assess the proposal against its planning policies and other relevant considerations. Woodhall Spa is one of Lincolnshire's best known villages, and proposals of this scale are normally considered in the context of local planning policy, infrastructure capacity and the impact on the surrounding area. The council's assessment is also likely to look at issues such as access arrangements, the design of the development and the overall layout of the site. The application is the latest in a series of housing proposals being considered across Lincolnshire, where councils continue to receive plans for developments in villages, towns and rural locations. In this case, the submission outlines a scheme on the edge of Woodhall Spa that combines housing with transport measures and facilities intended for residents. Planning applications of this kind are typically accompanied by a range of supporting reports and technical documents. These usually explain how a site could be developed and set out details of matters such as highways access, pedestrian connections and sustainability features. For this proposal, the published papers include information on the new junction, the suggested footpath, cycle storage and electric vehicle charging points. They also set out the scale of the development and the proportion of affordable homes proposed as part of the scheme. The claims contained in the planning documents have been submitted by the applicant as part of the formal process. East Lindsey District Council will now consider the proposal before deciding whether permission should be granted.
